High standard apartments, stands on shore in own quiet location. The apartments have been designed and built for both vacationing families with children and active adults. As a general rule, one apartment – is meant for a family of four (two adults and two children) and families of more than four we can rent the apartment with three bedroom.
One apartments is around the same size as a rather large hotel room. All apartments include their own toilet, shower, TV, mini-kitchen, three beds, local style one wooden bed and terrace. Additional amenities in the bathroom include soap, shampoo and a hair dryer. The mini-kitchen is equipped with a refrigerator, a stove with two burners, a microwave oven, a coffee maker, an electric kettle, basic dishes and tablewares.

RESERVATION TERMS AND CONDITIONS
We want to ensure the success of the arrangements in the best possible way, so Pohjolan Safarit – Nordic Safaris / Jokisuun Kone Oy – Ltd (here in after the ‘Company’) observes the following terms, conditions and compliance with the recommendations, if not explicitly agreed otherwise – for reservation of accommodation, programs and other services.
These conditions are binding for both parties from the moment the customer makes a reservation.
High season periods are Christmas – New Year season and June and July (01.12. – 15.1. and 01.06 – 31.07.)
RESERVATION AND PAYMENT
A reservation is binding from the moment it is made, whether it was made via internet, telephone or in writing. A person who makes the reservation must be at least 18 years old. When arriving the customer must present receipts for the payments made to the Company. If the reservation was made via a travel agency, the customer must present and surrender the voucher for reserved services.
Reservation and payment outside high season
50 % of the amount of the reservation is due 14 days after reservation, the final sum must be paid 21 days before the beginning of the reservation. If the reservation is done 30 – 21 days before arrival, the whole amount of the reservation is charged 21 days before arrival. If the reservation is done less than 21 days before arrival, the whole amount of reservation is charged immediately.
Reservation and payment during high season.
50 % of the reservation is due 14 days after reservation, the remaining sum must be paid 60 days before the beginning of the reservation. If the reservation is done less than 60 days before arrival, the whole amount of the reservation is charged immediately.
The company must always be informed of a cancellation in writing. Not making the payment is not a cancellation!
Terms of cancellation outside high season
Cancellation fee is 12% (minimum 100 € ) per reservation if the cancellation is made earlier than 30 days before arrival. The difference between first payment and cancellation fee is refunded. If the cancellation is done less than 30 days before arrival, the cancellation fee is the whole sum of the reservation.
Terms of cancellation during high season
Cancellation fee is 20 % of the sum of the accommodation, although minimum 100 €. Cancellation fee is 50% of the whole sum if the accommodation is canceled 59-30 days before the arrival. The cancellation fee is the whole sum of the reservation if the cancellation is done less than 30 days before the beginning of the reservation.
We recommend taking out an insurance against sudden illness or accidents.
Changes in weather conditions do not change the terms of reservation and cancellation.
TERMS FOR GROUPS
The booking is confirmed by making a deposit of 20% of the full price, due date as agreed between the parties. The booking fee is non-refundable in case of cancellation. The full price of the reservation must be paid 30 days before the date of arrival.
NAME LISTS FOR GROUPS
You must provide us with a name list for the group no later than 14 days before the date of arrival. The following information must be stated on the name lists:
Group name, duration of the stay, estimated arrival and departure times, names and nationalities of the guests, and room allocation. Contact information for the group leader and the special dietary needs and other special requirements.
PAYMENT METHODS FOR GROUP SERVICES
The payment method for group services should be agreed between the parties with booking confirmation. We recommended – only one invoice will be issued for one group. Available payment methods are an advance payment to our bank account and a credit card payment. A signed credit agreement will be required in case of supplementary bills.
COMPANY RIGHT OF CANCELLATION
In the event of force majeure cancel (the Company cannot deliver the agreed services due to a factor that affects its operations e.g. strike, fire, water damage, natural disaster, state of war etc.) the agreement through the Company in which case Company must inform the customer of the cancellation as soon as possible. In such a case, the customer is entitled to a full refund of the payment made to the Company. The Company may cancel a reservation if the customer has not followed the terms of payment.
The check-in for accommodation start 4 pm / 16 o’clock on the arrival day and accommodation must be vacated by 12 o’clock/ Noon on the departure day.
The resident is responsible for the cottages/apartments property during the holiday and before departure. The Company will collect the credit card details as a deposit from the person who the key is handed to. This person must be 18 years old.
The credit card will be charged if the accommodation is not in an acceptable state after the client’s departure or if there is breakage in furniture, equipment or the client has not paid the services related to the Company.
Final cleaning, bed linen and towels are included in the accommodation price. Normal rental of the apartment intermediate cleaned by the tenant itself. We recommend that the customer to do the following: e.g. take out the rubbish, wash the dishes, return items to their designated places.
If you wish to have cleaning service during the stay, you may purchase cleaning services from reception.
Rooms must not be used by more people than specified in the brochure. The use of tents, camper vans, or mobile homes on the holiday property site is forbidden without explicit permission from Company. If the key is lost, the client is charged for an actual charge of changing the locks.
COMPENSATION OF DAMAGE
The customer is responsible for the contents of the rented cottages / apartments in during the rental period. The customer is liable to compensate for any damage caused to the property or its contents during the rental period.

Smoking indoors is forbidden at all cottages, apartments and restaurants. Unauthorised smoking indoors will incur an airing fee minimum of € 125 and a false fire alarm fee € 825.
The Company must always be informed of any pets brought to the holiday property, the company takes no responsibility for problems, such as allergic reactions, caused by unauthorized smoking or animal dust.
APPLICABLE LAW AND PLACE OF JURISDICTION
These terms and conditions are interpreted in accordance with the laws of Finland. The law on package travel does not apply to accommodations reservations. These fall under the accommodation and catering statute. These terms and conditions for the settlement of disputes arising from the Kemi – Tornio District Court.
